Keep your home, create a new lot and sell it. We manage the process through to the new title.

How it works

Subdivide and build

Create two or three lots and build new homes to sell, rent or live in. Duplexes and triplexes from one manager and one builder.

How a Perth subdivision works

The WA process, and who does each step when you work with us.

  1. Free block check, then feasibility report

We check the zoning, lot size and constraints. If it looks promising, our feasibility report sets out options, costs and timeline.

  2. Survey and application

Our licensed surveyor partner prepares the plan and lodges the application with the WA Planning Commission.

  3. Referral and approval

The Commission refers it to council and service authorities for 42 days, then decides. Approval comes with conditions.

  4. Clearances

We coordinate the works each condition needs, such as services, crossovers and demolition, and get each authority's clearance.

  5. New titles

The plan is endorsed and Landgate issues the new titles.

  6. Build or sell

Regional Construct builds your new homes, or you sell the new lot.

Questions landowners ask

How do I know if my block can be subdivided?

It mainly depends on your zoning (your R-Code density), the size and shape of your lot, and access and services. Send us the address and we check it for free, then call you with the answer.

Do you do the surveying?

No. In WA, the survey and the subdivision application are prepared by a licensed surveyor. We manage the whole process for you using licensed surveyor and planning partners, then build on the new lots if you want us to.

How long does a subdivision take?

Several months at a minimum. The WA Planning Commission refers each application to council and service authorities for 42 days before deciding, then there are conditions to clear and titles to issue. We give you a realistic timeline in your feasibility report.

Can I keep my existing house?

Often, yes. Many Perth subdivisions keep the existing home on one lot and create a new lot beside or behind it. It depends on setbacks, access and services, which we check.

Who builds the new homes?

Regional Construct Pty Ltd, our registered building company (BC105853), run by registered builder Tom Finneran. You can also subdivide and sell without building.
